In this model, real estate credit agreements are no longer updated by the Reference Rate (TR) and are indexed by the IPCA.
But is this new option of real estate financing by the IPCA, disclosed by Caixa Econômica, worth it?

Is the new line of real estate financing by the IPCA worth it?
In the face of so many options on the market, a question arises. After all, is the new line of real estate financing by the IPCA worth it?
Let's go to a simulation: purchase a property of R $ 500 thousand, with financing of R $ 400 thousand (80% of the value) for a period of 15 years. Considering the two best financing conditions offered by Caixa with interest of TR plus 8.5% per year, and with IPCA plus 2.95% per year, we have:
Total value of financing with interest of TR plus 8.5% per year: R $ 737,022.02
Total financing value with IPCA interest plus 2.95% per year: R $ 767,237.91
The difference between the options was R $ 30,215.89. Note that if the buyer had opted for the IPCA instead of the TR, he would spend about R $ 30 thousand more at the end of the financing. But this difference will not always exist.
According to experts, real estate financing by the IPCA is worthwhile when the term is shorter. This is the case, for example, in which the debt is being paid in up to 10 years.
This is because, considering the IPCA of the last 12 months (3.22%) and an average rate of 3.75% for the general public, the total interest to be paid will be of the order of 7% per year. The rate, therefore, is lower than that practiced by Caixa itself in TR contracts.
When choosing a financing, therefore, it is worth paying attention to deadlines. Always check the options available on the market (including the IPCA indexed modality) and check which option is best for you. less
